Booking Procedure
We strive to respond to all inquiries within 24 hours. We will check if the requested vacation rental is available and send you an quotation with total price including tax and applicable fees. If you decide to book the vacation rental, we will send you your reservation code, which you must fill out on our reservation page on our website with all necessary details (personal information, travel information, and payment information) to confirm your reservation. We require complete address and phone number for all bookings. Reservations however are only confirmed once deposit has been received.
The agreement will be between Bon Bini Rentals and tenant, of whose name is stated on the rental agreement. This person is responsible for all payments, terms and conditions as stipulated in the rental agreement.
Payment procedure and conditions
A 50% deposit is due to secure reservation. Final balance is due six weeks prior to arrival date. Once we receive your deposit we will issue a confirmation and send that to you by e-mail (fax or mail is also possible). Voucher will be send upon receipt of full payment. On this voucher you will find confirmed arrival and departure dates, number of guests, address and phone number of reserved accommodation, reservation number, and any other special notes regarding your reservation.
In the event payment is not received within stipulated payment term, a notice will be issued by Bon Bini rentals and sent to you as reminder for payment. Reservation will be considered cancelled if payment is not received within 5 business days of notice. For reservations that arise within 6 weeks of arrival date, full payment is due upon reservation to secure reservation.
Rates and Additional Costs
Rates can be changed without prior notice. Rates are in US dollar unless a EURO rate is also specified. Payments must correspond to the total mentioned on the reservation form in the specified currency.

Rental rates are subject to a 5% service fee and 7% tourist tax.
Insurance
Tenants are responsible for their own travel and cancellation insurance. Insurance can be purchased on the Internet at for instance Travel Guard, your local insurance company, or a travel agency.
Capacity of villas
The total number of persons allowed in the accommodation at any one time is restricted to the number of persons scheduled and paid for, as described on the reservation agreement and voucher. Should a group misrepresent themselves, they will be required to pay for the excess persons immediately, or shall vacate the villa without refund immediately.
House rules
Guests must follow the house rules of the rented accommodation. These rules will be either present in the rented accommodation or available at the front office. In the event guests do not respect these house rules or instructions from a member of the property staff, then Bon Bini Rentals or the property owner/manager can have guests evacuate the rented accommodation without any form or restitution.
In the event that maintenance or reparation is necessary either in or around the rented accommodation or its facilities, guests are to cooperate and give access to the accommodation in order for the necessary work to be carried out, without any right for restitution.
Changes to reservation
Bon Bini Rentals cannot guarantee nor can be obligated to accept changes once tenant has signed the reservation agreement. Bon Bini rentals can however evaluate if the requested change is possible.
Cancellation policy
Tenant can cancel reservation at any time or change the name of the tenant on reservation agreement. This however is only possible when done in writing during regular office hours.
Cancellations received up to 45 days prior to arrival date will be charged 50% of total reservation (forfeit deposit received) unless otherwise specified.
Cancellations received less than 45 days prior to arrival date will be charged 100% of total reservation (forfeit full payment of reservation). In some cases, vacation rental owners may be persuaded to allow you to rebook at a later date at just a re-booking fee. However this cannot be guaranteed.
No-shows, late arrivals, change in number of persons, and early departures are non-refundable. For peace of mind, we recommend a Cancellation and Premature Return Insurance.
Responsibility of Bon Bini Rentals
Bon Bini rentals is responsible for accurate description of rental properties. However Bon Bini Rentals is not responsible for inadvertent omissions, nor for changes that have not been reported to our company by property owner/manager after description has been made and approved by property owner/manager.
Bon Bini rentals reserves the right to substitute comparable or better accommodations without liability, should the accommodation reserved be sold, be out of order or be deemed substandard by Bon Bini rentals for any reason. Bon Bini Rentals shall offer tenant within 48 hours a comparable or better accommodation. If comparable accommodations are not available, tenant will receive a complete refund of all payments made for the original accommodation.
If tenant does not agree with the offered alternative, then tenant must notify Bon Bini Rentals within 2 days that tenant wishes to cancel the reservation. The agreement will then be cancelled. Tenant will then receive full refund of payments that have already been made.
Liability
Bon Bini Rentals is acting as agent for accommodations, and assumes no liability for property loss or damages, nor liability for injury, accidents, delay, or irregularities to the rental accommodation. Guests are responsible for the vacation rentals during occupancy. It is recommended that each guest obtain insurance for the protection of persons and property and for personal liability, while traveling to and from and occupying the accommodations.
Bon Bini Rentals cannot be held responsible if accommodation does not meet your expectations. Bon Bini Rentals can also not be held responsible for problems and interference in services that are executed by third parties.
Liability exclusion
Bon Bini rentals is not liable for changes to things that are not related to the rented accommodation, such as changes to facilities of nearby hotels, shops or stores, water en electricity supply, local tariffs and taxes, road- and building constructions, etc.
In the event of cancellation due to 'fors majeur' such as acts of war, strikes, natural disasters, irregular weather situations, fire, overflows, or death of owner, etc., the rental agreement can be dissolved by Bon Bini Rentals without any obligation of damage payment or restitution. Bon Bini Rentals will inform tenant within 14 days after having been informed of this situation. Bon Bini rentals can cancel the reservation immediately.
Responsibility of tenant
Tenant is responsible for the rented accommodation and its inventory during rental term and will be held responsible for damages and/or items that are removed from property by tenant or its fellow houseguests' during rental term. Tenant is responsible to report damages or missing items immediately and will be held responsible for payment of such damage or substitution before on upon departure date. If credit card is used for payment of damage or substitution, then an administration fee of 5% will be added to total due.
Upon check-in a damage deposit either in cash or credit card registration will be taken collected from tenant. Upon departure this deposit will be fully refunded unless there are costs of damages, replacements and open balances that must be deducted from this deposit.
Tenants are responsible to leave the rented accommodation clean and in good state. Extra cleaning fee can be charged to tenant if the house is not returned in an acceptable manner.
Maintenance
Property owners/managers shall make every effort to keep all accommodations and their inventories in good working order. In case of a maintenance problem, they will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, pool filtration systems, hot tubs, air conditioning, television or cable service, appliances, etc. It is guest's obligation to report any problems or damage as soon as possible. Not immediate reporting of problem as stipulated in this clause, will automatically absolve Bon Bini rentals of any responsibility of acceptance of maintenance problem and any form of refund.
